Credit Repair Companies are institutions that offer assistance to improve credit score as well as helps you manage your finances better. A credit repair company can help you improve or raise your credit score, which allows you to actually save hundreds or thousands on your mortgage payment. By knowing what credit repair companies have to offer, you might be able to decide which can serve you better.

A credit repair company CAN:

recommend best methods to improve one’s credit score in order to make the next purchase of home.

counsel borrowers on how not to fall into debt traps again and facilitate them on how they can make a better livelihood.

check the accuracy of your credit report from the top credit bureaus – Experian, TransUnion and Equifax.

follow up inaccuracies in the records until they are removed or in some cases, initiate a credit report dispute.

show borrowers on how to maintain a good credit income ratio by teaching them on how to manage their finances effectively.

A credit repair company CAN’T:

restore your credit score overnight. You have to hang on for 6 months.

correct errors on an individual’s credit record or settle disputes overnight. An individual will have to wait for 2 months before all inaccuracies will be corrected and settled.

erase your bad debts immediately. Normally, it takes a minimum of six months to do so.

get rid of bad records like bankruptcies, liens, judgments or bad loans from your credit report unless that are considered inaccurate.

Having a bad credit record is not a hopeless situation. It’s possible to repair your credit report after a devastating foreclosure or a short sale with a credit repair company.

Home staging is an effective marketing strategy in selling a home fast. It doesn’t just make a house look beautiful, but it also gives the future homeowner an idea on how to arrange the house in a way that doesn’t take too much space. The secret to a home makeover that pays off even without hiring a home stager is here!

Clean, clean, clean!
Before home staging, a house should be clean by genuinely getting rid of the cobwebs, dirt, dust, unwanted things, clutter, and so on. Everything should be spotless and shiny.

Heard about ‘curb appeal’?
Go outside and loo at your house from a distance. Honestly, would you take a second look at your house if you were to be a home buyer? The look of your house from the outside matters when it comes to buyer deciding if they could take a glimpse insider so, why not mow your garden, put some flower pots, replace damaged bulbs, and trim bushes along the entryway. Surely, no wants to enter a house where grasses are a meter long.

I say, de-clutter!
Put away small appliances to display to off more space. But you retain espresso maker or, toaster. Please put away family members’ portraits and various small trinkets especially the kitchen or living room. Re-arrange some furniture to clear up space so buyers could see their own stuff in the house.

The most important matter regarding home staging is to clear up for more space and don’t tend to forget to make it elegant but never empty.

Regardless of the market conditions, a real estate agent must be able to be updated with what’s going on and should be able to maintain his/her strong presence in terms of advertising a house. A successful advertising means you are constantly in the public eye, which means if they are looking for homes, wanted to sell homes, rent properties, solicit professional advice, and so on, your name comes out first or one of the real estate professionals on their list. Here are some effective ways to keep clients coming:

1. Choose a specific area where you want your clients to come from. A specific geographic location is a good way to start your direct mail strategy.

2. Don’t forget to send postcards to your neighbors as well. People near and around you should know what exactly you do for a living because there are chances that some of them are selling a property or interested in your properties and real estate services.

3. Meet people through events. There is nothing as powerful as networking in case of meeting potential clients. Attend as many events as possible, especially those real estate related ones. Spending time with people who have similar interests with you whether its’s a simple gathering, environmental clean-up drive, and other volunteering work, you can gain contacts and have a greater chance of being remembered.

4. Try newspaper and online advertising. It can be expensive, but the positive side here is the fact that the public reads the newspaper everyday. Most newspapers nowadays appear online so, you can contact your local newspaper and inquire about being listed in the real estate section. Aside from print advertising, you must be present online. You can contact real estate websites or property listings and have them list you for free.

There are a million ways on how to be visible in the public eye. Take advantage of the different strategies you know or read. it might be difficult at first, but eventually you will be visible and known in the real estate world.

Where do you start? The decision to buy a home is indeed time-consuming, but it’s worth doing so since it is a serious investment that you are dealing with. So, know what you want. Before you begin digging deep into some online real estate sites, ask yourself how much you can afford, or what your family needs. Be honest to yourself and to your bank account. Knowing these things will help you filter and narrow down your choices.

Visiting online resources for homes available on your preferred area is a good way to find the best deal because sometimes a dream house remains a dream because of the price, the location, and other factors that a potential owner couldn’t afford to live and maintain or perhaps the house you want may be not that cheap or the location might be a little high-class. It is true that everywhere can be a place where a home buyer’s dreams may come true. But there are factors to consider before you ever decide to choose a location and plan the next steps to buy your first or second home.

Another great way to find your dream home is through the Internet. Without the hassle of time and effort in looking at the classifieds, the internet is used by millions of agents, Realtors and homes sellers to advertise their properties because it is low cost and the potential buyers are endless. Not only that you can take a glimpse of the house, but you’ll have information that will guide you in your home buying. A dream house does not necessarily mean it would be expensive. There are thousands of foreclosed homes which are actually set at bargain basement priced. Try to check out banks for their lists of foreclosures, or real estate sites for foreclosure listings in different states.

Home buying is a serious matter. Probably in the end, you might find yourself buying not what you really want, but what you and your family really needs so, widen your horizons. Never bite off more than you can chew. There are many great options for wise buyers. Start you family life with your dream home.

In your home you want to keep your cabinets looking clean and new especially if you are planning on putting your house on the market and moving sometime in the future. Properly caring for bathroom cabinetry is a little different than bedroom closets or a chest of drawers. The bathroom environment is a little different. Bathrooms tend to be smaller spaces, and much more humid than kitchens or bedrooms. Follow these handy tips to keep your bathroom cabinetry beautiful and lasting.

Small spaces – Bathrooms are not the roomiest of areas in most homes. Be sure that there is ample space around your cabinetry so they don’t get kicked, or bumped by doors or other cabinets..

Water – Water splashing consistently on the same place on a cabinet will eventually wear away the finish and warp the wood. If there are ceiling drips or standing water on the floor, wood will wick this moisture into itself, also creating breakdowns for the cabinet. Be sure to dry cabinets frequently and watch for prolonged water contact.

Spills – There are myriad bathroom hazards that can damage, discolor or etch wooden bathroom cabinetry. Hair dye can permanently stain, hairspray or other aerosols attract dirt and dust; alcohol or acid-based medications or treatments can do damage, too. Be sure to check drawers and under cabinet areas for leaks and spills. You’d be amazed at the hazardous waste puddle that can form from spilled liquid soap!

Stains – Beware of leaving things lying on a cabinet surface that has ink on them, product boxes or the random business card you keep forgetting to take to the office. If left too long, over time you may get a permanent imprint of the picture as it becomes embedded in surface due to moisture and prolonged contact.

Clean – Regular dusting and oiling. Use a soft cloth to clean cabinet surfaces regularly. Dust accumulates very quickly, dulling and micro-scratching surfaces. Go over any intricate leaf or molding with cotton swabs. After dusting, oil cabinets at least once a quarter. Too often is not good for wood; too infrequently will allow water to permeate the wood. For painted or pre-finished cabinets the treatment may be different. Follow manufactures directions for your finish.

Mildew and Mold – You really don’t want this to get into your wood because it takes a lot of work to get it out. (See next blog post!) Keep your wood surfaces clean and dry.

Regular maintenance – Tighten and oil screws, shine handles, spot touch up varnish or staining, replace shelf paper and anything else that gets worn or shabby looking.

Bathroom cabinets are practically indispensable for organizing the necessities of the bath, and for keeping this area beautiful and useful. Treat your cabinetry well and it will serve you for a long, long time and help you with the resale of your home if you do decide to move sometime in the future.

When trying to get your home moving off the market, advice I’ve heard from stagers when asked about staging a home for sale is, “Try to see it through a buyers eyes”. You want your home to move quickly through the sale process, so everything you do should be moving you towards this goal. Scrutinizing your home “unattached” means not being sentimental. You need to be able to clear your home and make everything look as appealing and clutter free as possible. I know you love your pictures and all your personal items, but for selling a home, these are not essential items. Take a walk through a model home, it can help give you some ideas for clearing and staging.

TOP PRIORITY:

Staged Livingroom

De-clutter and make spacious! Box up loose items. Tip: When packing use plenty of paper! If you don’t want to get your hands gray, you can buy plain newsprint from moving and storage companies. If you need help getting started or just want to hire someone to do it all, you can call on someone like Organizer Amanda of Kuzaks Closet to help. Check out some of her before and after photo’s below.

FURNITURE:

When I was going through this process, my realtor advised storing my custom-built dining table, and staging with a smaller one. That alone “enlarged” the space incredibly. Many Bay Area moving companies provide storage facilities. Ask about storage services as part of your staging plan.
BOTTOM LINE: Remove superfluous furniture—regardless of size— to a reputable storage facility, or to your garage. See prior blog on Home Moving Security.

COUNTERTOPS:

After

Before

Make countertops clean beautiful spaces. Remove everything that isn’t absolutely necessary! The phone message pad, the can full of pens, extra cookbooks and wine bottles . . . put them all away. Buyers are unlikely to look inside drawers, but a spacious, clean countertop is essential. Box up items you can live without. Display one or two tasteful, decorative items. Consider something fragrant, like a candle or potpourri crystals.

CLOSETS:

Closet After

Closet Before

Buyers will look inside closets. Pull everything out of closets and make three piles: “Donate/Sell”,“Seasonal,” and “Keep.” Remove any items not currently in season—clothing and decorations! Pare off another 25-50% of non-essential “Keep” items, and remove them too. Hang clothes in closets nicely spaced apart, with like colors near each other. Line shoes up neatly, and fold items on shelves without overhang.

One more note:

Don’t forget to clear your refrigerator of pictures and magnets!

And by all means “Have Fun”

Well, of course. It’s what we do. What is interesting is the amount of things people accumulate in their homes. All of those things people simply can’t part with. There’s a psychology to keeping your home uncluttered. The most important point is that an uncluttered home is a clean home, and a safe home as well. It will also save you time, money and energy at moving time.

Cleanout Mentality
Some people, especially those raised during the Depression, or who experienced scarcity as a child can tend to hoard. Objectively look at your home environment and see if you could call yourself a “hoarder.” If you have trouble moving around in your house, or if you consistently can not find things, if you have trouble loaning things to friends, or if you’re embarrassed to have friends over, you might be a hoarder. Hoarding does not always have to be on a grand scale like you see on television shows it can be on a much smaller scale of just having too much “stuff” and not being organized.
Hoarding provides a sense of security in the short term, but an environment of chronic clutter is not only unsanitary (as it makes really good cleaning impossible), but also cuts down on mental freedom. If you’re worried about holding on to things, you aren’t really free to enjoy them. My grandmother used to say, “Everything needs to have a place and everything should be IN it’s place.” She believed if you didn’t have room for it you should get rid of it.
Think twice before you bring anything into your home, from a playbill to a cookie’s fortune … everything you bring home has to go somewhere!

Clutter Wastes Time
How much time do you spend searching for things? If you had one place to put all incoming mail and then went through it all at a scheduled time, you would have more free time, as you would if you hung your keys on the same hook every time and didn’t spend hours fishing around for them. These tiny, simple things can go far in aiding peace of mind, time freedom, and even money.

Incentives
If these aren’t enough to help you get cracking on the closet clean out, then perhaps money would be. Think of what you could earn selling your stuff on eBay or Craigslist. There are many professionals who will sell your things for a small percentage of the proceeds. Maybe you need a tax write off, donate things. Homeless shelters and other worthy organizations are always hungry for castoffs. If you don’t want to toss it out and don’t have time to take things to donation set it near the curb with a note that says “free” someone will take it and at least you know it’s being put to good use. Garage sales are another great way to de-clutter and make a few extra bucks. Nothing you get rid of needs to go to waste. Your junk could be someone else’s treasure.

Start Small
You do not have to clean out the entire house or garage at once. Pick a closet each weekend or even just one drawer. Create small achievable goals for yourself and do it a little at a time. As a big project it can seem overwhelming but broken up into smaller projects it doesn’t seem so huge and you will feel great at the end of each session.

And remember if the thought of doing this by yourself is too much you can always hire an organizer to do it all or just help get you started. There are many to choose from and All Reasons has referrals for you depending on what area you live it just contact us at (408) 240-0244 and we’ll be happy to share our resources with you or haul some of that unwanted stuff away once you’ve sorted through everything.
